Our Approach

Honest Education, Built by the Only Nonprofit Trade Association for America's Tax Sale Industry, the NTLA

Tax sales can be a sound part of an investment strategy, but they are complex, competitive and different in every state. We teach them the way they really work, so you can make informed decisions.

About the NTLA

Who We Are

NTLA University is the education arm of the National Tax Lien Association, the trade association for tax sale professionals. Our courses draw on the experience of people who work in the tax sale industry every day.

That means our job isn't to sell you on a dream. It's to help you understand the process, the rules and the risks, whether you decide to invest or not.

Myths vs. Reality

A lot of tax sale marketing overpromises. Here's what we teach instead.

Tax liens and deeds guarantee big returns.
Returns depend on state law, competition at auction, redemption, and your costs. Many liens are bid down, and some investments lose money.
You can buy houses for pennies on the dollar.
Most delinquent owners pay their taxes. Properties that do sell can come with title problems, other liens, occupants or poor condition.
Anyone can do this with no research.
Tax deed sales are generally final. Missing a major issue in your research can turn a good-looking deal into a costly mistake.
The rules are the same everywhere.
Auction formats, interest rates, redemption periods and title rules vary by state and even by county.

Is This Right for You?

Our courses are a good fit if you want to understand tax sales thoroughly before putting money at risk, or if you already invest and want to sharpen your process.

They're not a fit if you're looking for a get-rich-quick system. We don't teach one, because it doesn't exist.

What We Won't Do

  • Promise guaranteed returns or "financial freedom"
  • Pressure you with countdown timers or upsells
  • Pretend every property or lien is a good deal
